It’s always a nice feeling when you do a great job for your clients and they in turn become a “Client For Life” by using you again and again and feel so strongly about your service that they refer you to friends and family.
Olly and Sue are savvy real estate investors and owned a triplex in downtown Toronto. Although Olly was an acquaintance of mine (we played in the same hockey league in Ajax), he didn’t think of asking me to sell their investment property since I wasn’t local. However, one day he called to see if I could help them sell it. They had it listed twice before with another agent with disastrous results. After assuring him that in addition to Durham Region, I work all over the GTA, and that I had a lot of experience selling investment properties, even ones that are fully tenanted, we met at the house.
After taking detailed notes and measurements, which took quite some time since it was a large home with 3 separate units and 3 sets of tenants, I prepared a comprehensive market analysis and also showed them my marketing plan. They decided to list the home with me this time.
Sometimes it can be very challenging to co-ordinate showings when you are trying to sell an investment property, especially a triplex where you have 3 separate units and 3 different tenants. First of all, there is no incentive for tenants to be cooperative and secondly, they are all on different schedules. Although my Re/Max office had good staff, they had other properties they have to schedule showings for. That’s where my assistant, Ginette, came in and took control of the situation. She scheduled and coordinated all the showings with our office and just as importantly, with all 3 sets of tenants. Whereas Olly told me the previous agent took a hands-off approach, Ginette made sure everyone (tenants, agents as well as Olly and Sue) were happy with the process. The result - we successfully sold the property in just a few weeks in a slow market.
Olly and Sue were ecstatic that we were able to sell the property in such a short period of time as it was listed previously for over 100 days before they took it off the market!
Then 2 years later Olly and Sue decided to downsize and asked me to help them sell their 2-story detached home in Ajax and help them purchase a condo. They wanted to buy first before selling so I had one of the agents on my team help them. They ended up purchasing a penthouse condo in one of the nicest buildings in Pickering.
Timing is everything in real estate, and between the time they purchased the condo and then listed their house for sale, the market had suddenly shifted. When this happens, there are strategies I use to help my clients get their home sold. It also helps when clients like Olly and Sue trust you. We listed their home and sold it in just 19 days in this suddenly slow market for 102% of the asking price!

For the past two years I have had many dealings with Brian Kondo and his team. They are a great professional team of people that get results. They made my life worry free and easier.
Brian and his team took on a task of selling a two story residential building in downtown Toronto for me. This was a complicated venture as there were three separate tenants in the house. Coordinating and setting up viewing times with three separate tenant units is a very complicated ordeal.
I had tried to sell this property the year before with a different realtor. A short time into this and the tenants and neighbours were in an uproar. We did not sell the property even though the market in Toronto was red hot. A terrible experience.

We have to sell our house now. The housing market in this area corrected and we were in a downturn. This hasn't happened in twenty years. Brian was very cool with this. He offered several avenues of proceedings to move forward on selling our home. We listed. Brian read the market as we proceeded. Changed direction a couple of times and we sold the house within a month. Very happy.
